A pre-owned home in Aledo competes with brand-new houses a few miles away, and right now that works in the buyer’s favor. Homes in the city sold about 2% under list in August 2026 after roughly seven weeks on the market. Sellers of resale homes are pricing against builder incentives, so there’s room to negotiate on price, repairs and closing costs that didn’t exist two years ago. The numbers above cover all sales in the city of Aledo; the 76008 ZIP and the unincorporated acreage add more.
Where the pre-owned homes are
- Established acreage: Bear Creek Ranch and Rolling Creek Ranch, custom and resale homes on larger lots.
- In town: Aledo Heights and the older streets near the original campuses.
- Resales inside the new communities: Walsh and Parks of Aledo now have owners selling, which means a newer home without the wait, but still with the community’s PID or HOA.
New or pre-owned
| New construction | Pre-owned | |
|---|---|---|
| Price | Set by the builder; incentives instead of discounts | Negotiable, and negotiable again after inspection |
| Taxes | Usually a MUD or PID on top (rates) | Many older neighborhoods have none; check the address |
| Condition | Warranty, but builder-grade finishes and a young yard | Mature trees, real-world wear, inspection tells you what you’re buying |
| Timing | Quick move-in or a 6–12 month build | Close in about 30–45 days |
| Who pays your agent | Usually the builder (how it works) | Set in your buyer agreement; often paid from the sale, confirmed in writing |
How to buy pre-owned here
- Get pre-approved first. In a buyer-leaning market you still want to move fast on the right house.
- Price it against the new homes nearby. Tristan runs the comparable sales and the builder incentives a buyer could get instead, then sets the offer from there.
- Inspect everything. Foundation, roof, septic and well on acreage, and the age of the HVAC. Repairs are negotiable.
- Check the tax bill for the actual address. No PID can mean hundreds a month less than a new home at the same price. Run it in the monthly cost calculator.
- Confirm the school. Attendance zones don’t follow neighborhood lines (schools).
